Chapter 15 Zoning Code Rewrite
The city is replacing its 40-year-old zoning code with a modern, user-friendly version featuring new downtown districts and stronger landscaping and buffering rules. It could take effect January 1, 2027, shaping what can be built where for decades.
Official Map Amendment — Town of Manitowoc Rapids
Removing a planned street from the official map lets the Nohr family build a home, barn, and horse arena on land constrained by wetlands. South Union Road a half-mile west already provides the north-south connection the paper street was meant to serve.
Front yard setback variance at 1611 Green Street
A homeowner wanted to build a porch roof reaching 9 feet into the front yard setback, but city ordinance only allows about 3 feet. The board found no legal hardship to justify the exception, and the applicant didn't show up to make his case.
T.J. Potter Trucking second transloading yard on Viebahn Street
A trucking company wants to use 15.8 acres of gravel land at 26th and Viebahn as a second laydown and transloading site for big manufactured machinery — weekday daytime hours only. It's been industrial-zoned since 1925, and no neighbors objected.
Potential Future TIF Actions — TID 19 Amendment and New District South of Menards
Very early talks are underway about expanding TID 19's downtown boundaries to capture more redevelopment, and about a possible new TID for a couple hundred acres south of Menards that has sat undeveloped for decades. Nothing formal yet — both would come back to this board.
St. Bonifice demolition appeal
St. Francis of Assisi appealed the decision to demolish the St. Bonifice church and rectory; the appeal goes to Council in August.
Rezoning west of Martin Street (Parcel #382-013-010)
A downzoning from commercial to residential and office-residential lets the owner build homes and duplexes while keeping existing office use. No one spoke at the hearing.
